SUMMARY: Responsible for the on-time/on-budget (OTOB) completion of multiple remodeling projects, including coordination and/or supervision of subcontractor trades and field personnel, maintenance of quality control standards, customer satisfaction and safety guidelines.
Essential Duties and Responsibilities:
- Review all plans, trade contractor agreements, Scopes of Work and contracts for accuracy and completeness, field verifying all measurements and quantities
- Schedule and coordinate material deliveries and the work of all trade contractors, ensuring adherence to the terms and scopes of all trade contract agreements, controlling costs and facilitating back charges, as appropriate, to achieve the OTOB completion of all assigned projects
- Monitor trade performance on an ongoing basis and forward any appropriate comments to the Construction Manager in a timely manner
- Establish, maintain and enforce Dreamstyle standards of job-site cleanliness, quality control and client satisfaction to ensure achievement of OTOB completion of all assigned projects
- Implement necessary procedures to ensure compliance with OSHA guidelines on all assigned projects
- Anticipate project personnel needs; provide the Construction Manager with recommendations, as needed; and supervise the work of other field personnel necessary to achieve the OTOB completion of all assigned projects
- Schedule and coordinate the timely completion of all necessary city and/or county building inspections
- Establish and maintain effective communications by scheduling, conducting and documenting Pre-Construction Meetings, Weekly Meetings and Final Walk-Thru’s with the clients and respective Project Consultants for all assigned projects
- On a timely basis, submit client invoices for scheduled draws; obtain the clients’ payments; and forward their checks and invoice copies to the Office
- Prepare and submit for processing client change orders, as appropriate
- Obtain the clients’ signatures and acceptance of the Final Walk-Thru and Specialty Items Punch lists
- Other duties as assigned
Minimum Requirements:
- Reliable transportation with current driver’s license and current automobile liability insurance coverage
- Excellent communication skills
- Commitment to customer service
- Sense of urgency for all matters related to remodeling projects
- Able to prioritize work orders and manage multiple projects simultaneously
- Good hand/eye coordination with the ability to perform repetitive/continuous tasks according to set procedures and sequence
- The ability to handle multiple tasks at the same time
- Color discrimination, the ability to discriminate between colors in terms of hue, and the ability to identify a particular color or color combination from memory is required; colors are used in paints and various design materials and finishes
- A desktop or laptop computer with appropriate software and email access from home is essential to maintain timely communications with corporate office
